As the author of Florida for Boomers, I’ve helped tens of thousands of baby boomers retire and move to Florida over the last 10 years.
Until now, only a small fraction of those boomers have decided to make the Volusia County area their home, while most of the others have opted for communities in other parts of the state.
For years our secret has been safe, but that is about to change in a hurry.
Changes in Latitude
In case you missed the recent news, Minto Communities has announced that they are partnering with Jimmy Buffett’s Margaritaville brand on a 55+ community off of LPGA Boulevard, just west of I-95.
Latitude Margaritaville is originally slated for about 6,900 homes, but there is additional land nearby that they could purchase to make that total even larger if things go according to plan.
Interest so far has been very strong.
When I announced the community to my email subscribers at FloridaforBoomers.com, within 24 hours I had more than 700 people join my interest and updates list, and that number continues to grow by the day.
Minto has said their interest list has seen similar growth.
What Exactly Does This Mean?
What this means is that tens, if not hundreds of thousands of people who may not have given our area a second thought, are going to be giving it a much closer look in coming years.
And I think they’re going to like what they see.
When they compare our area’s lifestyle, our amenities, our cost of living, and our real estate prices with other parts of the state, I think it will put us at or near the top of just about anyone’s list.
The law of supply and demand dictates that the increased interest in our area from this many people should have a very positive affect on our property values over the next several years.
As the saying goes, “A rising tide lifts all boats”.
I’ve Seen This All Before
You only have to look an hour and 45 minutes west to The Villages to see the impact a single community can have on an area.
I should know…I wrote the book on the place.
Before The Villages became a household name, very few people had Lake or Sumter County Florida on their list of places to retire.
Yet for the last several years, they’ve led the nation in growth, and you can attribute almost 100% of that to interest in The Villages.
What Do Baby Boomers Want?
Of course, not everyone who looks at Latitude Margaritaville will decide to buy a home there.
But my guess is that many of those who don’t buy there will be so impressed with everything our area has to offer, that they’ll decide to buy elsewhere here in Volusia County.
As I said, I’ve helped tens of thousands of retiring baby boomers make the move to Florida, and while you can’t paint them all with a single brush, they have a lot of similarities when it comes to what they’re looking for in a home.
Most of them like gated communities…
Some (but not all) of them like golf communities…
Most of them like low or no-maintenance type communities…
And some of them prefer condos, especially for the “lock and leave” convenience they offer.
If you currently own a house or condo in any of those kinds of communities I just described, you’re going to see especially strong interest among baby boomers when you decide to sell.
